Getting a loan

We can help point you in the right direction to get you the loan you need. You may work with our Preferred Lenders, Approved Lenders or a lender of your own choosing. A Preferred Lender is a loan originator with whom we’ve had many successful closings. They know the Wonderland processes and we know from experience that they will keep us informed, guide you effectively through the process and quickly resolve any difficulties. Approved Lenders are loan originators whose credentials seem strong, but with whom we don't have an extensive history.

Our purchase agreement requires that you make a loan application within five business days of the effective date of the contract. After you meet with your lender and provide them with preliminary financial information, they will issue a pre-qualification letter. This letter allows us to move forward with construction, knowing that your lender is reasonably certain you will qualify for your mortgage. The lender then verifies your financial information and prepares a loan package. Next comes loan approval and closing, which in Denver, typically takes place at Land Title’s Cherry Creek office.
